The annual dollar volume was $154.6 billion, up 2.0% from $151.6 billion in 2024. Sellers received a median 95.2% of the original list price, compared with 96.2% in 2024. These measures describe completed 2025 activity and are statewide single-family figures.

Prices, sales, and dollar volume

The annual figures show why both median and average prices matter. The median single-family sale price declined from 2024 to 2025, while the average increased. The two measures capture different points in the distribution of completed sales, so they should not be treated as interchangeable.

Florida Realtors’ Quarterly Market Detail for Q4 2025 recorded 60,872 single-family closed sales, up 7.7% from 56,496 in Q4 2024. Paid-in-cash sales totaled 16,659, up 8.0% from 15,429. The Q4 median sale price was $413,000, down 0.5% from $415,000, while the average sale price was $608,504, up 3.4% from $588,532.

Q4 single-family dollar volume reached $37.0 billion, an 11.4% increase from $33.2 billion in Q4 2024. The median share of original list price received was 94.8%, down from 95.7%. New pending sales rose 10.3% to 58,547 from 53,073, while new listings fell 2.8% to 75,205 from 77,361.

The March 2026 monthly report provides a later comparison. Florida single-family closed sales totaled 24,497, up 5.9% from 23,128 in March 2025. The median sale price was $420,000, up 1.8% from $412,500, and the average was $654,538, up 6.8% from $612,688. Dollar volume reached $16.0 billion, up 13.2% from $14.2 billion.

Inventory and marketing time

At the annual level, Florida’s single-family active inventory was 98,638 in 2025, up 0.2% from 98,429 in 2024. Pending inventory was 22,070, up 6.3% from 20,758. The reported months supply was 4.6 months, slightly below 4.7 months in 2024.

Marketing time lengthened during 2025. The median time to contract was 55 days, compared with 44 days in 2024. The median time to sale was 94 days, compared with 87 days. Q4 showed the same direction: 58 days to contract versus 49 days in Q4 2024, and 97 days to sale versus 92 days.

March 2026 inventory was 102,288 active single-family listings, down 10.6% from 114,454 in March 2025. Pending inventory was 34,485, up 3.8% from 33,229. Months supply was 4.8 months, down from 5.5 months. The March median time to contract was 51 days, up from 47 days, and the median time to sale was 91 days, up from 86 days.

March 2026 new pending sales totaled 28,008, up 3.3% from 27,124. New listings totaled 32,846, down 9.9% from 36,451. Sellers received a median 95.4% of original list price, compared with 95.7% in March 2025.

Quarterly market detail

The Q4 2025 results combine stronger closed-sale and pending-sale counts with slower transaction timing. Q4 closed sales increased 7.7% year over year, and new pending sales increased 10.3%. Yet the median time to contract rose by 9 days, and the median time to sale rose by 5 days.

Q4 pending inventory was 22,070, up 6.3% from 20,758, while active inventory was 98,638, up 0.2% from 98,429. Months supply was 4.6 months, down from 4.7 months. New listings declined to 75,205, so the quarterly supply measures should be read alongside both the inventory counts and the flow of new listings.

The Q4 median percent of original list price received was 94.8%. That was lower than the 95.7% reported for Q4 2024. The quarterly average sale price rose to $608,504 even as the median fell to $413,000, preserving the same median-versus-average distinction visible in the full-year results.

The March inventory picture was mixed by measure. Active inventory fell 10.6% to 102,288, while pending inventory rose 3.8% to 34,485. New listings fell 9.9% to 32,846, but new pending sales rose 3.3% to 28,008. The 4.8 months of supply was below the 5.5 months reported for March 2025.

Transaction timing remained slower than a year earlier despite the lower months-supply figure. Median time to contract increased from 47 to 51 days, and median time to sale increased from 86 to 91 days. The median share of original list price received decreased from 95.7% to 95.4%.
